When I meet with first time home buyers or first time home remodeling clients, they ask me what they should consider remodeling first. Of course the simple answer would be kitchen, bathroom, or just anything that is beneficial for the contractor. I do not work that way. My suggestion would be to work on the roof, then exterior stucco coinciding with windows and doors. Why? You always want to work top down, outside in. The exterior is what protects the valuables on the inside.

IDENTIFY the DAMAGES

BUBBLING
This is when water has worked its way behind the stucco finish. Once in, there are two ways for water to move:
1. Inward, which causes harm to the wood framing of the house
2. Outward, which causes open cracks for more water to get in

CHIPPING / FLAKING
Primarily caused by the sun. The water in the paint gets evaporated causing the paint to become brittle. If the paint is damaged, the wood is exposed leading to further damages

DRY ROT / TERMITES
A form of wood decay that is caused by water intrusion which then allows fungi to eat away at the wood. Because dry rot is a living organism, it will continue to eat away at the wood. Same for termite damages, they love to eat at soft wood.

EFFLORESCENCE
Southern California has high alkaline concentration (salt). Since stucco is porous, when water hits the surface from rain or sprinkler system, it leaves a salt residue. From there, the alkalinity breaks down the lime, which is the bonding agent in stucco. This will cause crumbling that will expand.

HAIRLINE CRACKS
In other words, cosmetic cracks. These are formed from house settlement. Typically found at the corner of windows and doors. They are also caused by the nature of the stucco material’s expansion and contraction; drying over time.

VERTICAL CRACKS
Larger cracks are also called structural cracks. They are typically 1/8” wide and can get wider. At times they are found at joining structures: new to old. Be aware with these cracks you could have water infilteration to the framing of the house — dry rot, termites or even a greater problem.
